How to stop exterior villa wall paint from fading and chalking in sun?
The exterior paint on our villa in Dubai looks faded and washed out. When you rub your hand against the wall, it leaves a heavy white powdery chalk residue on your fingers. What exterior paint prevents UV chalking?

That white powder on your hand is called paint chalking. It usually happens when the paint starts breaking down from strong sunlight and UV exposure. In Dubai, this can happen faster because exterior walls get a lot of heat and direct sun.
I wouldn’t just paint over it. First, the loose/chalking paint needs to be cleaned properly and the wall should be checked for any damaged or weak areas. Depending on the condition, a good exterior primer or sealer may be needed before applying the new paint.
For the new coating, look for a good-quality exterior acrylic or elastomeric paint that specifically has strong UV and weather resistance. Don’t choose it only because it says “exterior” on the can. Check that it is suitable for concrete or masonry and recommended for hot, high-sun conditions.
Also, the surface preparation matters a lot. Even an expensive paint can start chalking or peeling early if it is applied over a dusty or badly prepared surface.
If you’re unsure about the existing paint, have a painter test a small section first. That will show whether the wall can simply be cleaned, primed and repainted or needs more preparation.
